Marbella is set to welcome one of its most ambitious luxury developments, as the internationally renowned St. Regis brand prepares to make its debut on the Costa del Sol. Planned for the beachfront area of Las Dunas in Marbella East, the St. Regis Marbella Resort is expected to open in 2031, bringing together five-star hospitality, exclusive residences and a range of premium lifestyle amenities.
With an anticipated investment of more than €500 million, the project marks a significant addition to Marbella’s luxury property and hospitality market.
A Landmark Beachfront Development
The future resort will occupy a site of approximately 160,000 square metres, with more than 350 metres of beachfront. Its location in Marbella East offers a different setting from the bustling centre of Marbella, with the surrounding coastline and natural dune landscape forming an important part of the development.
The project is being developed by Sierra Blanca Estates and Platinum Estates in partnership with Marriott International, the global hospitality group behind the St. Regis brand.
The plans include a 169-room hotel alongside 151 luxury residences, creating a destination designed to combine the privacy of a residential property with the services and facilities of a world-class hotel.
Luxury Residences with Hotel Services
The residential component will comprise 151 homes ranging from two to five bedrooms. Owners will have independent access to their residences, with the option to enjoy the resort’s hospitality services and facilities.
The concept reflects the growing appeal of branded residences, which combine high-end property ownership with professional hotel services, personalised experiences and access to exclusive amenities.
For buyers seeking a luxury home on the Costa del Sol, this model offers an alternative to traditional residential developments, particularly for those who value service, convenience and a resort-style lifestyle.
A Resort Designed Around Lifestyle
The St. Regis Marbella Resort is planned to feature several restaurants, a beach club, swimming pools, wellness facilities and sports amenities. The development will also include dedicated spaces for conferences, meetings and private events.
More than 5,000 square metres are planned for dining, leisure and wellness, with a further 1,100 square metres allocated to meetings and events.
The architectural design will be led by international firm Rockwell Group, with Spanish practice AGAS acting as the local architect. The plans place an emphasis on gardens, open spaces and integration with the natural landscape.
Together, these elements are intended to create a destination that extends beyond traditional hotel accommodation, offering a complete lifestyle experience for residents and guests.
A Focus on the Coastline and Public Spaces
Alongside its hospitality and residential facilities, the project includes plans to restore parts of the surrounding dune system and improve public access to the coastline.
Approximately 110,000 square metres of the wider development area are intended for public spaces and public-domain uses. Planned improvements include the restoration of natural dunes, an extension of the Senda Litoral coastal path and additional public parking.
Infrastructure improvements are also part of the wider project, including a new service road alongside the A-7 motorway, intended to improve traffic flow and access in the Las Chapas area.
These measures form an important part of the development’s wider impact on Marbella East, extending beyond the resort itself.
What Does St. Regis Mean for Marbella’s Luxury Property Market?
The arrival of St. Regis adds another internationally recognised luxury hospitality brand to Marbella’s evolving property landscape. The resort is expected to strengthen the area’s appeal to international visitors and buyers seeking premium accommodation, branded residences and beachfront living.
For the local property market, the development also highlights the continued interest in high-end real estate projects that combine distinctive locations with hotel-style services and facilities.
However, the resort remains a future development, with its opening currently planned for 2031. Its eventual impact on property values and demand will depend on market conditions, the progress of construction and the delivery of the proposed facilities
Looking Ahead to 2031
With its beachfront setting, planned luxury residences and extensive hospitality offering, St. Regis Marbella Resort is set to become one of the most closely watched developments on the Costa del Sol.
As Marbella continues to attract international interest for its climate, coastline, gastronomy and year-round lifestyle, the project represents another step in the evolution of its luxury property and tourism sectors.
For those following Marbella’s real estate market, the development will be one to watch in the coming years
